Sash Window Repair

We offer two set services for repair of sash windows, but we can occasionally do other odd jobs on site if needed and if part of a larger contract. We have two ‘levels’ of repair service, one for draught proofing and one for full restoration. If you’re looking to see a good improvement in your sash windows but you’d like to cut your costs, then our draught proofing service would be a great choice. The service is fully detailed on our draught proofing page, but for your convenience it’s also pasted below.

  • Remove & dispose of all staff & parting beads.
  • Dismantle sashes
  • Carry out any necessary sash repairs & fill all cracks with epoxy resin.
  • Once resin is dry, sand woodwork.
  • Prime all bare timber with Teknos micro-porous base primer.
  • Add-on lead weights (where applicable) will be supplied & fitted to counterbalance sashes. *Allow an additional sum of £10-£15 for add-on weight per window.
  • Sashes will be hung on white waxed cotton sash cords.
  • New staff & parting beads will be supplied & fitted with draught seals.
  • Aquatex A10 weatherseal (white) will be fitted to staff beads.
  • Aquatex D slot weatherseal (white) will be fitted to parting beads & meeting rails.
  • New and bare timber sections will be decorated with Teknos micro-porous standard RAL colour 9016 ‘Traffic White”. *Additional paint colours must be provided by client.
  • All work areas will be fully protected and vacuumed each evening.

 

In short, this basically means that we’ll make your sashes fit snugly within their opening, ensuring that they’re free of rattling and draughts. The new timber sections will be painted and any timber or resin repairs will be touched up as necessary and you’ll receive new white waxed cotton sash cords. In general this service costs £350 +VAT (it’s a lower rate of VAT at 15%), but could potentially cost more for complex windows, though the vast majority of the time we can do this service for £350 +VAT.

Moving on from draught proofing, the next step up is full restoration. This is a much more comprehensive service for people who are very attached to the original appearance of the windows and do not wish to alter their appearance by getting double glazing. It can also be useful if you’re in a conservation area or listed building, or if you just want to save a little bit of money.

  • Remove & dispose of all staff & parting beads.
  • Dismantle sashes
  • Burn off heavy paint from all woodwork – sashes, box frames, hardwood sills, architrave, bull nose sills and window boards.
  • Sand down all of the above woodwork.
  • Carry out any necessary sash, box and timber repairs, splice in new timber where necessary & fill all cracks with epoxy resin.
  • Once resin is dry, re-sand all woodwork.
  • Supply & fit 4 x new wheeled pulleys.
  • Prime all woodwork with Teknos micro-porous base primer.
  • All woodwork will be painted with 2 coats of Teknos micro-porous base primer.
  • Add-on lead weights (where applicable) will be supplied & fitted to counterbalance sashes.
  • Sashes will be hung on white waxed cotton sash cords.
  • New staff & parting beads will be supplied & fitted with draught seals.
  • Aquatex A10 weatherseal (white) will be fitted to staff beads.
  • Aquatex D slot weatherseal (white) will be fitted to parting beads & meeting rails.
  • All woodwork – box frames, hardwood sills, architrave, bull nose sills and window boards will be decorated with 2 coats of Teknos micro-porous top coat. Standard RAL colour 9016 ‘Traffic White”. Additional paint colours must be provided by client.
  • New sashes will be decorated with 1 extra coat of Teknos micro-porous top coat in-situ.
  • New polished chrome or polished brass hardware will be supplied & fitted comprising of: 1 x locking sash fastener, 2 x sash lifts, 2 x D handles & 2 x security sash restrictors
  • All work areas will be fully protected and vacuumed each evening.
  • All glass and work areas will be cleaned on completion.
  • All rubbish will be removed from site on completion.

 

As you can see, this service is far more comprehensive than the draught proofing service and includes full sanding of the windows, or a chemical dip if necessary, and full repair and re-painting. You’ll also get all new furniture / ironmongery and new white waxed cotton sash cords. This will give your old, rattly sash windows a new lease on life, and you’ll be left with traditional single glazing that looks and works almost as good as new!
